2. Description of Service

LandFeas provides educational content and interactive calculators for estimating land entitlement constraints such as floor area ratio (FAR), lot coverage, setback envelopes, and related feasibility metrics. Outputs are analytical estimates for informational and preliminary underwriting purposes only.

3. Engineering Accuracy Disclaimer

LandFeas is not a licensed engineering, surveying, architecture, or legal practice. Calculator results, diagrams, formulas, and editorial content may contain simplifications, assumptions (including square-lot geometry), rounding, and jurisdiction-agnostic defaults. They may not reflect local zoning definitions, overlays, variances, planned development districts, fire codes, parking ratios, stormwater constraints, environmental restrictions, or recorded instruments.

You must independently verify all inputs and outputs with the applicable municipal code, recorded plats, ALTA/NSPS surveys, title commitments, and licensed civil engineers, architects, land surveyors, and land-use counsel before making investment, lending, design, or entitlement decisions.

4. Due Diligence Liability Waiver

TO THE MAXIMUM EXTENT PERMITTED BY LAW, LANDFEAS AND ITS AFFILIATES, OFFICERS, EMPLOYEES, AND AGENTS SHALL NOT BE LIABLE FOR ANY DIRECT, INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, EXEMPLARY, OR PUNITIVE DAMAGES ARISING FROM YOUR RELIANCE ON SITE CONTENT OR CALCULATOR OUTPUTS—INCLUDING LOST PROFITS, LOST OPPORTUNITY, ACQUISITION LOSSES, CONSTRUCTION COST OVERRUNS, OR ENTITLEMENT DENIALS—WHETHER BASED IN CONTRACT, TORT, STRICT LIABILITY, OR OTHERWISE, EVEN IF ADVISED OF THE POSSIBILITY OF SUCH DAMAGES.

You acknowledge that land due diligence is inherently uncertain and that LandFeas does not replace professional site investigation, geotechnical study, environmental assessment, traffic analysis, or formal zoning confirmation letters.

5. No Professional Advice

Nothing on this site constitutes engineering advice, legal advice, tax advice, investment advice, or a professional opinion. No client–professional relationship is created by your use of the site or submission of a contact form.

6. User Responsibilities

• Provide accurate inputs when using calculators.
• Do not misuse the site, attempt unauthorized access, or disrupt service.
• Do not scrape content in a manner that impairs operations or violates applicable law.

7. Intellectual Property

Site design, branding, editorial content, and software are owned by LandFeas or its licensors. You may view and share links for legitimate business purposes; you may not copy substantial content for commercial redistribution without permission.

8. Advertising

Third-party advertisements, including Google AdSense units when enabled, are the responsibility of the respective advertisers. We do not endorse advertised products or services.
