Buildable Envelope & Setbacks: How Dedications Compress What You Can Actually Build

Translate R.O.W. dedications, easements, and yard setbacks into a geometric buildable envelope before applying FAR or lot coverage.

Why Envelopes Matter

Theoretical lot area is rarely the area you can build on. Right-of-way dedications, utility easements, and yard setbacks compress the parcel into a smaller geometric envelope that often becomes the binding footprint constraint—even when coverage percentages look generous.

Underwriters who apply FAR or coverage to gross tax-map acreage systematically overstate intensity. Envelope math is the first filter in institutional land due diligence.

Dedications & Easements

R.O.W. dedications remove fee or use area for public streets and widenings. Deduct them from gross lot area before any intensity math.

Easement exclusions (drainage, access, utilities) may still be owned but are often non-buildable. Confirm whether the easement prohibits structures, only certain foundations, or merely access rights—then deduct non-buildable area from the net base used for FAR and coverage.

Always prefer ALTA/NSPS survey dimensions over assessor GIS when modeling envelopes for PSA negotiation.

Yard Setbacks

Front, rear, and side yards define a rectangular (or irregular) buildable box inside the lot. Always use surveyed dimensions—not tax map approximations—when modeling the envelope for underwriting.

Stacked overlays (wetland buffers, tree preservation, fire lanes) can impose additional setbacks beyond base zoning. Treat those as further reductions to buildable width and depth.

Envelope Formula

Buildable Width  = Lot Width  − Left − Right
Buildable Depth  = Lot Depth  − Front − Rear
Envelope Area    = max(0, W) × max(0, D)

Compare envelope area to the coverage-derived footprint. The smaller of the two becomes the practical max footprint before height multiplies program.

Worked Sketch

Lot 200′ × 150′, setbacks Front 25′, Rear 20′, Sides 10′ each:

  • Buildable width = 200 − 10 − 10 = 180′
  • Buildable depth = 150 − 25 − 20 = 105′
  • Envelope area = 180 × 105 = 18,900 sq ft

If coverage allows 40% of a 30,000 sq ft net lot (12,000 sq ft), coverage governs inside the envelope. If coverage allows 70% (21,000 sq ft), the setback envelope binds instead.

Due Diligence Checklist

  1. Confirm gross vs. net area after R.O.W. and non-buildable easements.
  2. Pull ordinance setbacks and any overlay buffers.
  3. Compute envelope width × depth from survey dimensions.
  4. Compare to coverage footprint; take the minimum as practical footprint.
  5. Multiply by story/height limits and reconcile against FAR-method GFA.
